Located in East London, UPP were tasked to unlock a constrained site in East London for residential development characterised by an existing warehouse. The design is fundamentally shaped by the tight nature of the site and relationship to existing neighbouring properties and  to the Grade II listed Old Manor Park Library.

Incorporating courtyards and cutouts, the design allows for private outdoor spaces to be introduced while providing the opportunity for natural light and outlook. Despite the introduction of these, buildings still occupy over 90% of the site area to enhance the maximum housing delivery on site.

Following a successful series of pre-application consultations, a full planning application was submitted for 9 residential units and planning permission was granted by Newham Council.

The project is currently under construction and is due to be completed in early 2023.
