Forming a prominent site located on the corner of Beehive Lane and the A12, UPP developed a mixed-use proposal to provide enhanced commercial and new residential accommodation. The corner plot location required development to respond to the existing building lines and massing of properties on both Beehive Lane and the A13.

Adopting a stepped design, the building increases in height towards the corner of the site, creating a noticeable corner feature formed of a curved, glazed wall housing additional residential accommodation.

Planning permission was granted in December 2020 providing two ground floor commercial units and 9 residential units. Preparations are now under way to begin construction of the development.
